1. Acceptance

By accessing or using Asian Rents, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the platform.

2. Platform Role

Asian Rents is a rental listing and renter engagement platform. Unless expressly stated otherwise in writing, Asian Rents is not a party to any lease, rental agreement, screening decision, application decision, deposit arrangement, or housing transaction between users and housing providers.

We may provide tools for account creation, property discovery, listing display, communication, and language accessibility, but we do not independently verify every representation made by listing providers.

3. Accounts

You are responsible for keeping your account credentials secure, providing accurate information, and avoiding impersonation or misleading account details.

4. Listings and Availability

Property details, pricing, concessions, fees, images, amenities, policies, and availability may be supplied by owners, managers, brokers, or administrators and may change without notice.

Users should confirm all material terms directly with the housing provider before relying on a listing.

5. Fair Housing and Compliance

Users, landlords, brokers, property managers, and advertisers must comply with applicable federal, state, and local housing laws, including fair housing and anti-discrimination requirements.

We may remove content or restrict accounts if we believe content or conduct may violate law or platform rules.

6. Acceptable Use

You may not use the platform for unlawful, discriminatory, fraudulent, deceptive, abusive, scraping, spam, malware, or unauthorized marketing purposes.

7. User and Listing Content

You retain rights you may have in content you submit, but you grant Asian Rents a non-exclusive license to host, store, reproduce, format, display, and distribute that content as reasonably necessary to operate, improve, and promote the platform.

8. Third Parties

The platform may include third-party login providers, maps, analytics tools, email services, and external links. We are not responsible for third-party services, content, or policies.

9. Disclaimers

The platform is provided on an "as is" and "as available" basis to the fullest extent permitted by law. We do not guarantee uninterrupted access, error-free operation, accurate listing data, successful communication delivery, or any particular rental outcome.

10. Limitation of Liability

To the fullest extent permitted by law, Asian Rents and its operators, affiliates, officers, employees, and service providers will not be liable for indirect, incidental, special, consequential, or punitive damages related to use of the platform.

11. Suspension and Termination

We may suspend, restrict, or terminate access to the platform if necessary to protect the platform, users, or the public, or if we believe these Terms or applicable law have been violated.

12. Governing Law

These Terms are governed by applicable U.S. law and, to the extent not preempted, the law of the state in which the platform operator is based, without regard to conflict-of-law principles.
